Rules and Regulations

Indoor

  • NO SMOKING IN ROOMS. This will cause an immediate forfeiture of your
    security deposit. Fire alarms in each unit are monitored. Tenants should
    be aware that burned food items etc., may cause the alarm to go off.
  • Do not pour cooking grease/oils down drains. Toilet paper ONLY should
    be flushed in toilets.
  • It is your responsibility for maintaining the cleanliness of your unit inside
    and out.
  • Units may not be used for any disorderly or unlawful purpose of any kind. Loud noises, partying, or being a nuisance to your neighbors in any form can be cause for eviction from the property.
  • Do not use sharp instruments such as ice picks to defrost refrigerators. Defrost your refrigerator by turning off the unit and allowing the ice to melt.
  • Please turn off utilities in room when you are not in your unit.
  • Do not change locks on doors and do not add latches unless approved by management.
  • Tenant is responsible for any and all damages to their room, including furniture, fixtures and appliances. Damages should be reported to management immediately.
  • Management maintains the right of access to units for inspection, pest control, repairs and maintenance during reasonable hours. In case of emergency, management may enter at any time to protect life and prevent damage to the property.
  • Tenant agrees to use prudent judgement in securing jewelry and other valuables and agrees to hold management harmless for any loss.
  • Only the person signing the lease may reside in the unit. Additional residents must fill out the secondary portion of the lease and be approved by management. Absolutely no subletting.
  • No nails, screws or adhesive hangers except standard picture hooks may be placed in walls, woodwork or any part of the unit.
  • Please contact the office if you want to remove any furniture that belongs to McGarvey’s from your unit. Office personnel will advise as to the procedure and fees.

Outdoor

  • Park in designated areas; do not block in other residents.
  • Shirt and shoes must be worn at all times when outside.
  • No washing of vehicles or repairs of autos on premises.
  • No grilling allowed on property.
  • Exterior lights are to be on at all times!

Pets

  • Pets require a $200.00 non-refundable deposit. Pets must be up to date on rabies vaccinations to be approved. Tenant agrees to use the designated pet waste receptacles when cleaning up feces from their pet when outside. Tenants are reminded that Glynn County has a leash law. Dogs over 40 pounds are not allowed. Management reserves the right to make a final determination on all dogs.

Late Fees

  • A late fee of $50.00 will be assessed if payment is not received by 5pm five days after tenants due date. Late fees will be charged if payment is not made IN FULL.

Returned Checks

  • A $35.00 service fee will be charged for returned checks. Management reserves the right to refuse personal checks from tenant after one personal check has been returned by the bank.

Move Out

  • $75.00 of the security deposit will be held for cleaning/maintenance costs upon move out by tenant.
  • Security deposit cannot be applied toward any remaining balances on their unit.
  • Deposit is non-refundable for any stays less than 30 days, unless otherwise agreed to in writing.
  • Tenant must return all keys before security deposit is refunded. If all keys are not returned, management may charge a $50.00 re-key fee.
  • No payments will be prorated/refunded if tenant moves out in the middle of the pay period. If proper notice is not given, tenant is required to pay the full pay
    period whether tenant is staying on property or not.
  • A 30 day written notice must be given before moving out. Failure to give proper notice will result in forfeiture of tenants security deposit.
  • Security deposits may be held for up to 30 days before being refunded.
  • Tenants and their guarantors agree to be held jointly responsible for any monies owed.
  • Tenant/guarantor(s) agree to pay all costs incurred by management resulting from an eviction, including but not limited to, court costs, legal fees, damages, etc.
  • Management reserves the right to update its rules and regulations at any time. Any tenant who violates these rules and regulations will have their agreement terminated.
